United Way of Bucks County saw more than an existing building at 2901 Edgely Road. They saw an opportunity to give a former school building a new purpose: a centralized community resource hub where staff, volunteers, donors and neighbors could come together to better serve Bucks County.
For Horgan, that meant the work needed to begin well before construction.
We worked alongside United Way during the early stages of the project, helping with due diligence, procurement and the technical information needed to make informed decisions. Together with the architectural and engineering team, we spent time understanding not only the building, but also how United Way needed it to work.
These questions shaped the planning:
How would donations move through the facility?
Where would volunteers gather and work?
How would staff use the space every day?
How could the building support United Way’s ability to serve the community today while giving the organization room to grow?

Adaptive reuse is about more than renovating an existing structure. It is about understanding what a building was, what it needs to become, and how thoughtful planning can connect the two. For United Way, that meant transforming a former school into a place designed around service, collaboration and community.
That is also why we believe construction should never be the first conversation.
Before asking, “What are we building?” we first need to ask:
“How does the community experience this building?”
Once an open courtyard, this enclosed space now houses part of United Way’s HELP center.
Because the planning, listening and collaboration that happen before construction are what allow the finished building to truly serve its purpose.
